Why open source

The thesis.

Real-estate listings are public data. The search layer on top of them shouldn't be a walled garden. OpenStore is the public, working version of our real-estate stack — and the credibility proof for PropVector AI.

The AI Real Estate Assistant (OpenStore) home screen: the headline "AI Real Estate Assistant", the line "Intelligent property search, market analytics, and investment insights powered by advanced AI", and Start Searching / Ask Assistant actions above a navigation bar covering search, favorites, documents, cities, assistant, analytics and find agents.
OpenStore, running from the project’s own Docker stack (English locale). Captured 2026-10-31.
How it works

Three steps, on your own infrastructure.

  1. The OpenStore documents screen: the indexed listing documents behind the semantic search.
    01

    Load your listings

Index your own listing data into ChromaDB. Hybrid RAG keeps keyword and semantic matches together.

    • Your listings, your database — the index runs on your machine
    • ChromaDB vector search with MMR reranking
    • Nine languages on the same index
  2. The OpenStore search screen: a plain-language property query with filters.
    02

    Ask in plain language

Search the way a buyer talks, in any of nine languages, through any of sixteen LLM providers.

    • The query is typed the way a buyer would say it
    • Sixteen LLM providers behind one interface
    • Filters for price, area and city
  3. The OpenStore analytics screen: the mortgage calculator and the financial tools.
    03

    Check the numbers

Mortgage, ROI, CMA, total cost of ownership and a multi-year price forecast next to each result.

    • Mortgage, ROI, CMA and total cost of ownership
    • A multi-year price forecast next to the result
    • The same numbers the paid PropVector AI sibling computes

MIT licensed. Clone it and run it yourself.

Point it at your own listing data — the index stays on your machine.

Who it is for

Built for three kinds of team.

01

Developers

You want a working reference for RAG over property data, with the reranking and provider switching already done.

02

PropTech teams

You need to prototype semantic search on your own data before you commit to a vendor.

03

Brokerages

You want the search self-hosted, with the data staying on your infrastructure.

Capabilities

What it ships.

01

16 LLM providers

OpenAI, Anthropic, Google, Grok, DeepSeek, and local Ollama. Switch providers without code changes.

02

Hybrid RAG + ChromaDB

Vector search with MMR reranking. Retrieval-augmented generation pulls live data into the prompt.

03

9 languages

English, Polish, Russian, German, Spanish, Italian, Portuguese, Turkish, Ukrainian. Native UI + native LLM prompts.

04

Natural-language search

Ask like "2-bedroom apartment in Kraków under 500k". Automatic filter extraction from the query.

05

Financial tools

Mortgage calculator, rent-vs-buy, ROI, TCO, CMA reports. AI property valuation with 1y / 3y / 5y / 10y forecasts.

06

Interactive maps

Property clustering, area analytics, neighborhood one-liner summaries on property detail pages.

Open → Commercial

From OpenStore to PropVector AI.

OpenStore ships the core architecture. PropVector AI is the commercially hardened version: live MLS data feeds, accounts, favorites, saved searches, AI CRM, enterprise features. Same primitives, more constraints.

Trust signals

Proof close to the decision.

Three signals buyers can verify before they start a conversation.

01

Self-hosted, wherever you run it

OpenStore is an index you run yourself: point it at your own listing data and the index stays on your machine. The source is public, so you can read how the index is built before you run it — AleksNeStu/ai-real-estate-assistant on GitHub.

Founder-led delivery

Questions

About OpenStore.

Is OpenStore free to use?

Yes. It is MIT licensed and public on GitHub. You can run it, modify it and ship it inside your own product.

How is it different from PropVector AI?

OpenStore ships the core architecture: vector search, MMR reranking, 16 LLM providers, 9 languages and the financial tools. PropVector AI adds live MLS feeds, accounts, favourites, saved searches, an AI CRM and an uptime SLA.

Where does the data live?

Wherever you run it. OpenStore is self-hosted, so the listing data and the vector index stay on your infrastructure.

Which LLM providers does OpenStore support, and can I run the model locally?

OpenStore supports 16 LLM providers behind one interface: OpenAI, Anthropic, Google, Grok, DeepSeek and a local Ollama install. You can switch between them without changing code, and a local Ollama install means the model runs on your own machine. The project is written in Python and TypeScript, with FastAPI and Next.js, and it is MIT licensed on GitHub. Retrieval is hybrid RAG over ChromaDB, with vector search and MMR reranking, and one index serves all 9 languages, each with native UI and native LLM prompts.
